Top Commitment

Since Kasumigaseki Capital handles assets of various kinds, we are often referred to as a “company involved in all kinds of businesses.” Certainly, from the outside, there may not seem to be much connection between our different businesses. However, our basis for making decisions is always the same: to provide society with what it lacks and needs. There is always added value in ideas that will solve a problem for someone. The reason why companies exist is to solve problems, create value, and grow through business. That is what we focus on, and we believe that is the essence of our sustainability initiatives. 
Based on our management philosophy of “Turning Challenge into Value,” we are developing our business in fields with growth potential and social significance and striving to address social issues in order to realize a sustainable society through our business activities.

Approach to Sustainability

With the belief that sustainability initiatives are crucial and cannot be overlooked, we are addressing social issues from an environmental, social, and governance perspective base on our corporate philosophy, “Turning Challenge into Value,” in order to help realize a sustainable society. 

Sustainability Promotion System

Our Board of Directors is positioned as the highest decision-making body for deliberating and deciding on basic policies and important issues relating to sustainability in general. The Board of Directors receives reports on important discussions, approvals, and decisions regarding management and business operations by the Executive Management Board and other meeting bodies and deliberates on and oversees the Group’s policies and action plans for responding to sustainability risks and opportunities.

Furthermore, with regard to risk management and compliance, the Risk Management and Compliance Committee identifies, assesses, and manages risks and reports on them to the Board of Directors. To promote effective governance, it collaborates with the Internal Audit Office and Audit & Supervisory Committee. 

Materiality

Guided by our business policy that Kasumigaseki Capital’s growth benefits wider society, we have identified material (priority) issues, “materiality”, as important themes for achieving both sustainable growth of our group and a sustainable society.

Co-creation of Environmental Value

To protect the global environment, we promote a decarbonized society and develop and operate properties with high environmental performance.

  • Development of frozen and chilled warehouses that use natural refrigerants with low environmental impact
  • Installation of solar panels on the roof of logistics facilities
  • Promotion of environmental certification for logistics facilities
  • Water reuse and resource conservation initiatives in hotel operation
  • Development utilizing green loans

In the pursuit of sustainable management, we will strive to build trust while communicating with diverse stakeholders. Furthermore, we will take requests and opinions received from stakeholders into account when identifying materiality.

Identification Process

Identifying issues

Broad identification of sustainability issues surrounding our company that should be considered in relation to the expectations of key internal and external stakeholders, referring to matters raised by global ESG evaluations and ESG frameworks related to real estate (MSCI, FTSE, CDP, SASB, GRI Standards, etc.).

Evaluation of issues’ importance

Organizing issues by level of importance and degree of priority, based on factors such as the impact on our business and the expectations of internal and external stakeholders. The details of similar sustainability issues among high-importance items are consolidated, and the draft material issues are determined while factoring in discussions with external experts and connections to the SDGs.

Identification of materiality

Identifying the material issues by finalizing the draft material issues determined in Step 2 after reporting to and discussing them with senior management.
We will continue to regularly revise the material issues based on changes in social conditions and the business environment.

External Evaluations

Morningstar Japan ex-REIT Gender Diversity Tilt Index

We have been selected as a constituent of the Morningstar Japan ex-REIT Gender Diversity Tilt Index. Built with the data and scoring methodology of Equipleap,* this index is designed to emphasize companies that have strong gender diversity policies embedded in their corporate culture and that ensure equal opportunities to employees, irrespective of their gender.

S&P/JPX Carbon Efficient Index

We have been selected as a constituent of the S&P/JPX Carbon Efficient Index. This index is designed to measure the performance of companies in the TOPIX (published by TSE), determining their weighting based on the level of carbon efficiency or carbon emissions per unit of revenue.

JPX-Nikkei Mid and Small Cap Index

We have been selected as a constituent of the JPX-Nikkei Mid and Small Cap Index. This index applies the concept of the JPX-Nikkei Index 400, which is an index comprised of highly attractive listed companies, to mid and small cap equities by selecting companies that focus on capital efficiency and investor-oriented management, as well as aiming to foster greater awareness of such issues among corporate executives.

JPX Start Up Acceleration 100 Index

We have been selected as a constituent of the JPX Start Up Acceleration 100 Index. This index is composed of 100 high-growth startup companies representing Japan. The index universe consists of stocks listed on the TSE Growth Market and those that have transferred from the TSE Growth Market to another market segment within a specific period. Constituents are selected based on two metrics to measure the growth potential of startups: (1) revenue growth rate and (2) market capitalization growth rate. 

2026 KENKO Investment for Health Outstanding Organization (Large Enterprise Category)

The Outstanding Organizations of KENKO Investment for Health Program is an awards program run by the Nippon Kenko Kaigi. It aims to create an environment in which enterprises of all sizes and other organisations that implement excellent health management practices can receive social recognition from employees, job seekers, partner companies, financial institutions and others by making these practices 'visible'.
