We recognize that climate change is a major global issue and medium- to long-term risk and have established “Environmental Protection and Contribution to Sustainable Society” as one part of our Code of Ethical Conduct in promoting environmentally friendly business activities. We are also proactively engaged in the co-creation of environmental value, such as developing and operating disaster-resilient properties with high environmental performance, in order to realize a carbon-free society.
GHG emission reduction
Company-wide
- We are raising employees’ awareness of environmental conservation.

Logistics Business
- When developing frozen and chilled warehouses, we employ equipment that uses natural refrigerants (isobutane, propane, etc.) with a lower global warming potential (GWP) than CFC substitutes.

Logistics Business
We are considering the environment and reducing GHG emitted at our properties, especially frozen and chilled warehouses, by installing solar power generation equipment on the roofs to utilize renewable energy.
Hotel Business
- In the case of guests staying multiple nights, we are reducing the linen and towel replacement and cleaning frequency and limiting the energy and resources used in cleaning.
- We are striving to conserve resources through introducing amenity bars where guests can choose only the amenities they need, using refillable shampoo dispensers, etc.
- We are promoting resource conservation through efforts such as digitizing check-in and check-out documentation
Water reuse / Promotion of greening

- We are engaged in greening the areas near facilities such as frozen and chilled warehouses.
Hotel Business
- We are reusing pool water for cleaning and watering plants.
- We are promoting greening by planting a variety of plants inside buildings.

Our policy is to obtain A rank in CASBEE (Comprehensive Assessment System for Built Environmental Efficiency) for Building (New Construction) certification or 4 stars or higher in DBJ Green Building Certification for newly completed logistics facilities that we have planned and developed.

CASBEE (Comprehensive Assessment System for Built Environment Efficiency)
CASBEE (Comprehensive Assessment System for Built Environment Efficiency) is a system for evaluating and rating the environmental performance of buildings. It comprehensively evaluates the quality of buildings, including environmental factors such as energy efficiency and the use of low-impact materials and equipment, as well as considering the building’s interior comfort, appearance, etc. CASBEE is developed and administered primarily by the Institute for Built Environment and Carbon Neutral for SDGs (IBECs), under the supervision of the Ministry of Land, Infrastructure, Transport and Tourism.

BELS (Building-Housing Energy-Efficiency Labeling System)
and ZEB (Net Zero Energy Buildings)
BELS (Building-Housing Energy-Efficiency Labeling System) is a building energy performance labeling system launched in 2014 by the Housing Performance Indication & Evaluation System. It assigns a score using a seven-tiered star system based on the BEI (ratio of design primary energy consumption to standard primary energy consumption) value. The better a building’s performance is, the more stars it will receive.

The ZEB (Net Zero Energy Building) program evaluates buildings that aim to reduce the annual balance of primary energy consumption from use of the building to zero while maintaining a comfortable indoor environment. Like BELS, it conducts evaluations using the BEI. If a building meets the ZEB criteria, it may be labeled as ZEB, Nearly ZEB, or ZEB Ready in addition to its BELS star rating.

We formulated frameworks for green loans and social loans in September 2022 and obtained a second opinion for each from Rating and Investment Information (R&I) verifying conformity with the Green Loan Principles and the Social Loan Principles. In March 2023, we formed a sustainability-linked finance framework and obtained a third-party evaluation from R&I verifying conformity with the Sustainability-Linked Bond Principles (2020) of the International Capital Market Association (ICMA), Sustainability-Linked Loan Principles (2023) of the Loan Market Association (LMA), and the Environment Sustainability-Linked Bond Guidelines 2022 and Sustainability-Linked Loan Guidelines 2022 of the Ministry of the Environment.
Going forward, we believe that financing using these frameworks will both enable us to diversify and stabilize financing methods for facility projects where we are involved in their development and operation, including those where we are acting as asset manager, and promote the transition to a sustainable society through our business.

Framework for Sustainable Finance
Green Loan Framework
The purpose of this framework is to evaluate the environmental eligibility criteria of debt financing for logistics facility investment at three stages (planning, development, and operation). The proceeds are allocated entirely to new investment or refinancing related to environmentally friendly cold or dry warehouses.

Social Loan Framework
The purpose of this framework is to evaluate the social consideration criteria of debt financing for hospice residence investment (from property planning, development, and management to business operation of medical and nursing care facilities using such properties as a base). The proceeds are allocated entirely to new investment or refinancing related to hospice residences and business operation of medical nursing care services based there.
The project category falls under “access to essential services,” including social projects targeting elderly people who require end-of-life care, suffer from a designated intractable disease, or require nursing or elderly care services at home which are expected to have a positive social impact.
Sustainability Finance Framework
In light of Japan’s goal of becoming carbon neutral by 2050, the Comprehensive Logistics Policy Outline states that in order to create a sustainable global environment, the logistics industry must maximize its efforts to implement environmental measures, including initiatives to establish low-carbonization, decarbonization and zero emissions within the logistics sector. Given increasing efforts to address social issues such as the SDGs and decarbonization, we are working to develop high-value-added, environmentally friendly logistics facilities in the Logistics Business, which is one of our core businesses, and aim to acquire environmental certification for all logistics facilities that we develop.
